What is the difference between Lead Free and Lead Safe Certification?
A “Lead Free” Certification involves a much more detailed and stringent testing process where all of the painted surfaces in the home are tested utilizing and XRF Analyzer. The goal of the testing is to prove that lead based paint does not exist within the home. Not all homes will qualify for this certification, and some may require significant remediation to remove the lead from the home. If the home qualifies, this is a lifetime certification. “Lead Safe” certificates are valid for two years and entail ensuring the painted surfaces of the home are well maintained. A home that does contain lead paint may still be eligible for a “Lead Safe” certificate if the proper conditions are met.
For “Lead Free” inspections special preparations are not necessary unless the home contains excessive personal belonging which would prevent areas of the home from being accessed. For “Lead Safe” inspections however some preparation is recommended. Homes in “Dust Wipe” municipalities should be cleaned properly, particularly the window sills and floors in the home. Homes in “Visual” municipalities should have painted surfaces inspected and touched up by a home owner prior to inspection. Damaged paint exceeding a pin hole or a hairline crack is often considered a failure requiring touchup paint.
Lead Safe Inspections can often be performed in 20-30 minutes depending on the size of the home and number of rental units. Lead Free Inspections are more in-depth taking 45 minutes to an hour depending on the size of the home.
Lead Inspections are recommend for owners and purchasers of homes constructed prior to 1978.
